Terms and Conditions

The following are terms and conditions offered with the confirmation of your reservation.

Reservations: A credit card is required to book your reservation.  Once credit card information is provided to our office by either phone, email, or online; your reservation is considered confirmed and subject to cancellation terms.  The remainder of the balance due on your rental will be charged a 14 days prior to your stay.  Unless other arrangements are made, the credit card on file will automatically be charged.

Payment/Cancellations:  Acceptable payment methods include check, money order, Visa, MasterCard or Discover.  Policies and rates are set at time of booking. You will be charged for the unit you have selected based on the information in your rental agreement. The balance will be charged the week of your stay.  Advance deposit will be forfeited if accommodations are canceled less than 30 days prior to the scheduled arrival date.  All cancellations are subject to a $25.00 administrative fee.  There will be no refunds for cancellations made within 14 days of your scheduled arrival date, including early check outs, no-shows or inclement weather.  Any cancelations made within 14 days of your scheduled arrival will cause a complete forfeiture of your entire rental fees.

Arrival/Departure:  Check-in time is 4:00 p.m. Arrivals before 4 p.m. are generally not permitted. Check out time is 11 a.m. Departures after 11 a.m. are generally not permitted.  If the unit is ready and available, we will try to accommodate early arrival or late departure, however, check-in prior to or check-out later than 2:00 pm is subject to the cost of half of the units nightly rental fee.  Early arrival or late departure without prior consent will result in an automatic $100 fine applied to your reservation balance.  This restriction sometimes comes as a surprise to people who are use to staying in hotels, motels, and resorts. Please try to appreciate the stark difference between the work involved in properly cleaning a private residential home and the time required to clean a much smaller hotel room. It can take up to 5 hours to clean a private residential home (hence the reason for the 5-hour gap between check-out and check-in time). Moreover, our homes require routine and special maintenance which must be completed between occupancies. The only way to be certain of an early check in is to purchase the night prior to your arrival. The only way to secure a late check-out is to purchase the night after your scheduled departure.

Capacity Considerations & Noise: Our homes are to be used for the QUIET enjoyment of our guests and are NOT to be used for parties, large gatherings or receptions beyond the sleeping capacity of the home.  “Disturbing the Peace” may result in eviction and/or loss of rental amount.  Please be respectful of your neighbors in regards to noise, parking, and their property.  The Resort Security Department has the ability to fine up to $1000.00 to homeowners that rent to guests that do not behave appropriately.  This fine will be passed onto the guest of the rental home!  Occupancy is specifically LIMITED to the MAXIMUM number of people indicated on rental agreement.

Two Bedrooms: Limit 6
Three Bedrooms: Limit 8
Four Bedrooms: Limit 10
Five Bedrooms: Limit 12

Cleaning:  We don’t ask that you clean the home; we just ask that you pick up after yourself and remove trash before departing.  Please leave the home in the same basic condition in which you found it.  Housekeeping will come and to wash towel/linens and clean the home.  Check-out guidelines are posted in the Guest Book of each unit.

Refrigerator: Filling an empty refrigerator with groceries requires it to work extra hard to cool your food; especially if the refrigerator has sat empty for a couple of days. 

Supplies: For your convenience, you will find a starter supply of toilet paper (2 rolls per bathroom), paper towels (2 rolls), hand soaps, dishwasher detergent, dish soap and laundry detergent.  Shampoo/conditioner, lotion and body wash are NOT provided.  We do not replenish supplies during your stay.

Linens & Towels: Bed linens (excluding those for sleeper sofas) and bath towels are provided.  If you plan to swim, you should bring your own beach towels.  If you plan to use the sleeper sofa, you should bring your own linens.  Each unit has a washer/dryer available for you use.

Internet Service: Internet service has been installed by the owner in some of our homes and no additional charges are billed for this service. We cannot guarantee that the internet will be operating properly during guest stays; service calls are NOT offered after hours should access or connections not be functioning.  Refunds and/or discounts are not given due to issues that may occur with Internet.

Hot Tubs: Some of our units offer hot tubs. Please observe and adhere to all rules and policies as posted at the unit regarding the safe use of the hot tub. The hot tub and surrounding patio/deck can be dangerous and can be slippery when wet. You accept and assume all risks involved in or related to the use of the hot tub and patio/deck areas and release Galena Reservations and the homeowner from any and all liability or loss that may result in connection with the use of the hot tub.

Pet Policy:  Not all properties are pet friendly!  In the properties that accept pets, NO more than two (2) pets (dogs – no puppies or cats) are allowed.  Properties, which allow pets, will have a $20 (per night-per pet), fee charged to the booking.  You must clean up after your pet in the yard, the neighborhood, etc.  Pets are not allowed in beds or on furniture, if your pet is accustomed to getting on furniture you must bring something to cover the furniture.  Additional housekeeping due to pet fur will be passed on to the guest on file.  A non-refundable per pet fee of $500.00 will be charged if you bring a pet to a non-pet friendly home. In addition, you will be asked to vacate the home or condo you rented immediately.

Maintenance: If maintenance or repairs are required at the home during your stay, please notify us immediately and allow a representative of Galena Reservations access to the home to make the necessary repairs. Please notify our office at  888.801.3111 immediately if you are unsatisfied with the condition of your rental home upon your arrival.

Lost Items:  Galena Reservations is not responsible for the recovery cost of lost or stolen personal property. There will be a $25.00 fee plus the cost of shipping to return any items left behind.  Items not claimed after 30 days will be disposed of.

Website Information: All information contained in our website is deemed reliable but is not guaranteed. All of the homes we represent are independently owned. Therefore, from time to time, owners may choose to leave the Galena Reservations Property Management program, add or remove furnishings, amenities, etc.  Galena Reservations will make every attempt to re-accommodate our guests to a like property.  However, we are not responsible for printing errors or changes made by owners in the furnishings or amenities. Prices, amenities, specials, seasons, and/or minimums are subject to change with or without notice.

Damages: Galena Reservations reserves the right to charge your credit card for damage, theft, or if excessive cleaning is required as a result of your tenancy in the unit.  Furniture should not be moved in any unit.  You will be billed a fee of $25 per hour to return moved furniture to its proper location.

Amenities: Galena Reservations makes no guarantee regarding hot tubs, Internet, or appliances. We will make reasonable effort to repair during your stay within normal business hours.

Smoking: Smoking is not allowed inside any rental home.  Violations may result in a $500.00 penalty.  Smoking is permitted outdoors ONLY, and you are responsible to properly remove cigarette/cigar butts and debris.  Patio doors should be kept closed if smoking in patio/deck/porch areas.

Vehicles: Boats, RVs, trailers, tents and campers are not allowed at any of our rental homes.

Risks: You accept and assume all risks involved in or related to the use of the Vacation home and all Resort Amenities and release Galena Reservations and the Homeowner from any and all liability or loss that may result in connection with any accident or injury during your stay.

You will receive a copy of these Terms & Conditions with your confirmed reservation.  We ask that you electronically sign in agreement to these terms.  However, if you do not sign the agreement prior to arrival then by accessing the vacation home you have rented you agree with the terms and conditions stated above.
